Grupo Lobe, pioneer again by approving a 'Build to Rent' project with Passivhaus Certification

Grupo Lobe, leader in digital construction with Passivhaus certification in Aragon, has once again set the standard by approving the first 'Build to Rent' (BTR) project with Passivhaus certification in Spain. The project, called Residencial Solano, is located in Valdemoro, Madrid. 

 

Passivhaus certification, internationally recognized for its sustainable approach, ensures residents of this innovative building a reduction in energy consumption of approximately 70% compared to traditional buildings. This translates into significant savings on heating and cooling bills. 

 

Vivia Homes, owner of the residential development promoted by AEDAS Homes and executed and designed by Grupo Lobe, is already managing the rental properties, which will be available to the first tenants as of December. This BTR Passivhaus project in Spain stands out for its thermal insulation superior to that required by the regulations, using a GRC façade composed of fiberglass panels. It also incorporates elements such as rigorous airtightness control during construction by means of blower door tests, high performance windows with triple glazing, and double-flow mechanical ventilation with heat recovery and air filtering, among other equipment that promotes energy efficiency. 

 

The presentation event for the project, which has 166 homes and is located in Valdemoro, was attended by the Deputy Minister of Housing, Transport and Infrastructure of the Community of Madrid, José María García, and other institutional and real estate sector representatives. Jorge Pereda, Iberia Residential Director of Grupo Lar, was the main host, accompanied by Alberto Delgado, General Business Director of AEDAS Homes, and Juan Carlos Bandrés, General Manager of Grupo Lobe, among other officials. Jorge Pereda highlighted the opening of the first Passivhaus building for rent in Spain, underlining the commitment to offer homes with maximum comfort and minimum energy consumption. 

 

Alberto Delgado expressed the satisfaction of AEDAS Homes for contributing to a unique project, highlighting the company's environmental and social commitment. For his part, Juan Carlos Bandrés of Grupo Lobe underlined the commitment to energy efficiency and sustainability. 

 

Vivia Homes is already marketing Residencial Solano with rents starting at 730 euros per month, offering 1, 2 and 3-bedroom homes with garage space and storage room. The building, strategically located 25 meters from the Valdemoro Cercanías station and with direct access to the A-4 highway, has large communal areas, including garden areas, swimming pool, paddle tennis, gym and more. With an established location that offers amenities such as educational, health and sports centers, Residencial Solano represents a high standard in quality and sustainability for the rental housing market.
