Microsoft Acquires 84.4 Hectares in Zaragoza for 24.5 Million Euros to Develop a New Data Center

Tech giant Microsoft has finalized a significant acquisition in Aragon, Spain, by purchasing 84.4 hectares of land in the Technological Park of Recycling (PTR) in Zaragoza for a total of 24.5 million euros. The land, owned by the Government of the Aragon community, will be used for the development of a new data center, solidifying Microsoft's presence in the region.

Located in the La Muela industrial area, about twenty kilometers from the capital of Aragon and strategically positioned on the A2 highway, this land represents the consolidation of two plots owned by the technology giant. The purchase includes 94 industrial-use plots that make up the fifth phase of the Centrovía expansion, previously privately owned until early autumn. The acquisition of the only publicly owned plot, belonging to the La Muela City Council and spanning over nine hectares, is still pending.

The operation has led the Government of Aragon to establish specific conditions to ensure the efficient development of the project. In the event of non-compliance with the established deadlines, Microsoft commits to compensating the autonomous community with 15% of the sale price. It is stipulated that the launch phase of the data center must be completed within four years from the approval of the Plans and Projects of General Interest of Aragon (Piga), while the entire logistics complex must be completed within a maximum period of fifteen years. Additionally, it has been agreed that Microsoft cannot sell the acquired plot or the constructions erected on it for the next ten years without prior authorization from the regional government.

The rise of logistics in Zaragoza has been a highlighted point in local politics, with Aragonese parties agreeing on the importance of investing in intermodal logistics, with the railway as a key element. Furthermore, there is a general interest in attracting investment and proposals aimed at strengthening secondary areas, such as Motorland (Teruel), Fraga, or Caspe, as part of the push towards consolidating Zaragoza as a leading logistics hub in the region.
