Culmia builds luxury apartments with rents of 500 euros

The Culmia apartments for the Plan Vive in Madrid will offer affordable housing with rents starting from 500 euros. This developer, in collaboration with Avintia, is building a total of 2,900 affordable rental homes in different locations in the Community of Madrid. These flats will be mainly intended for people under 35 and over 65, but also for people with reduced mobility and gender victims.

The Plan Vive is a public-private project that aims to build affordable rental housing, with rents up to 40% below the market. For this, a model of administrative concessions of public domain to the private sector has been established, allowing the private exploitation of the lands in the hands of the autonomous community. 

The developer Culmia has been awarded two lots of the project, which contemplate the construction of a total of 2,900 homes, of the 6,600 planned in the two phases already awarded. These homes are distributed in different municipalities of the Community of Madrid, such as San Sebastián de los Reyes, Tres Cantos, Alcalá de Henares, Alcorcón, Getafe, Boadilla del Monte, Colmenar Viejo and Pinto.

Currently, work has already begun on 12 developments with the aim that the most advanced ones will be completed in the first quarter of 2024 and can be delivered to tenants. From Culmia they assure that these affordable rental homes have similar qualities to those of the free market, highlighting the thermal and acoustic insulation, as well as the industrialized construction that allows an energy saving of close to 30%. The houses will be delivered almost completely equipped, with kitchen and appliances, as well as wardrobes in the rooms.

The buildings will have a swimming pool, a communal garden area, a gym, a children's play area, sports courts, access control points and coworking spaces. The largest development is located in San Sebastián de los Reyes, which will have 488 one- to three-bedroom apartments, with useful areas of between 40 m2 and 70 m2, and rents from 500 euros. 

As for the distribution of the apartments, about 70% are two bedrooms and a bathroom, while about 20% are one bedroom and bathroom, and the remaining 10% are three bedrooms with a bathroom and a toilet. The rents that future tenants will pay will be between 35% and 40% below the market and will include a garage space, storage room and expenses for common areas.
