Construction of the controversial macro-urbanization of Torrevieja with 7,490 homes begins

The construction of the macro-urbanization of La Hoya Sector 20 in Torrevieja has begun, after several years of waiting. This project, which plans to increase the neighborhood by 18,000 people, is carried out by an association formed mainly by TM Grupo Inmobiliario and Corpic. This is an initiative that was designed more than two decades ago, but was affected by the economic recession and legal challenges.

This macro-urbanization is considered one of the most ambitious and expensive in the Valencian Community, with an investment of 60 million euros. It is estimated that a maximum of 7,490 homes will be built on an area of 1.8 million square meters, the largest buildable land in the province of Alicante. In addition, a commercial area of more than 100,000 square meters and more than 400,000 square meters of green areas will be included.

As for the houses, the developers have opted for the single-family housing model with a garden and a swimming pool. In addition to these homes, the urbanization project contemplates the construction of a bridge over the CV-95 and a large green area that will be located between the pine forest of the south of the Laguna de La Mata in the natural park and the urban plots. Two educational centers, an International Auditorium and a conservatory will also be built.

The UTE has confirmed that, simultaneously with the construction of the urbanization works, building licenses will be requested to begin the construction of the homes and commercial areas. This planning is allowed by the urban planning legislation, as long as the economic guarantee is increased to ensure the response to possible deficiencies.

Within the framework of the project, the UTE has committed to rehabilitate the space known as "la masía de La Hoya Pequeña", which was one of the most important farms in the area, and to preserve the carob and olive trees, many of which are more than 100 years old. These rustic lands began to be reclassified as urban at the end of the nineties.

Although the approval for the construction was granted by the Valencian government in 2009, the project was delayed due to the economic crisis and legal challenges, as well as an environmental impact study on the adjoining natural park. In fact, environmentalists showed their active rejection, as they feared that this urban development would affect the only ecological corridor between the two lagoons in the area. However, after several modifications to adapt to the requirements of the Natural Resources Plan of the natural park of the Lagoons of Torrevieja and La Mata, construction has finally begun.

Among the changes made include the creation of a green area of more than 200,000 square meters as a buffer cushion, as well as the construction of a rainwater separation network, something that most residential neighborhoods in Torrevieja do not have. In addition, it has been demanded to change the plan to build in height and occupy less territory, as well as freeze the construction of a large avenue that will connect the new urbanization with the N-332, providing better access to Alicante Airport. Although in April the Generalitat raised the possibility of modifying the plan again, this issue was put on hold due to the electoral period.
